Job Description

GENERAL FUNCTION:

Under the general direction of the Construction Operations Manager, manages the pre-construction job package development for Maplewood Homes.   Is also the Assistant Production Manager during construction and assists the superintendents with scheduling communications.

SPECIFIC RESPONSIBILITIES:

  • Process all construction job/start packages. This includes…
  • Permit applications, tracking, reporting and pick up.
  • Utilities new service applications, tracking, and reporting
  • Tracking of selections, preconstruction conference notes, CAD drawings and purchase order generation to make sure package is available to construction well before dig date.
  • Communicate and project the Maplewood Homes “We care” attitude to all customers and employees through all forms of communication (writing, verbal, appearance).
  • Handles development of start package for speculative homes being built by Maplewood Homes.
  • Prepares all necessary reports for management approval.
  • Prepares weekly the approved purchase orders/VPOs and job cost invoices for delivery to the accounting department for processing.
  • Assists Construction Operations Manager with vendor and trade communication and the accounting department with vendor statement reconciliations to job cost accounting system.
  • Maintains the Maplewood Homes start schedule slot system. Delivers weekly report to management and sales department.
  • Attends regular construction team meetings. The most important regular agenda items are weekly scheduling, construction training and vendor loading.
  • Attend and participate in regular support team meetings for Maplewood Homes.
  • Maintains computerized construction schedule and critical management report database for Maplewood Homes.
  • Manage production office supply ordering and procurement.
  • Runs back office computer system reports to assist Construction Operations Manager in their assigned duties.
  • Calls in and follows up on all inspection requests to government inspectors.
  • Other duties as needed to promote Maplewood Homes long term success.

 

PREREQUISITES FOR SUCCESS:

  • People skills to articulately and professionally handle communication with customers, employees and vendors.
  • Bookkeeping ability to maintain accurate reports, including slot system, job cost variance reporting and to reconcile monthly account statement from multiple material suppliers.
  • Organizational aptitude to manage the pre-construction job package routing and processing.
  • Computer aptitude and willingness to learn to process needed data and to communicate via letters, spreadsheet reports and database maintenance.
  • Must have understanding and willingness to process permit requests in a timely fashion and to insist upon accurate reporting to/from municipalities.
  • A willingness to handle accounts payable communication when vendor problems occur.

Duties Include:

Requirements:

  • Minimum high school diploma or equivalent, Bachelor’s degree preferred
  • Strong verbal and written communication skills
  • Strong computer skills
  • Knowledge of the sales process and proven record of success
  • Real estate license helpful, but not required
  • Housing industry experience helpful, but not required
  • Valid driver’s license and clean, appropriate transportation

New 2015 Michigan Building Codes

 

Congratulations to the code officials.  You win again – at the expense of the Michigan Home Buyer and the Michigan Economy.

The New 2015 Building Codes went into effect this year in February (2016).  As you can see, the new code book is roughly 1/2″ taller.

Raise your hand if you think this will make it easier or more affordable to build homes in Michigan.

These changes will make all new homes slightly better, and substantially costlier.  It doesn’t really hurt us too much because we’ve already been incorporating all of the new energy efficiency requirements.  It’s just another example of the over regulation of our economy, making it harder for young families and lower income families to own a home.

The Annual Grand Rapids Spring Parade of Homes starts this Friday.  Maplewood will have 2 new homes in the parade – one in Hudsonville at 6514 Alward Drive, and one in Allendale at 7205 Barn Owl Lane.  There will be a total of 87 homes by 66 different builders.  Join us Fridays 1-9pm, Saturdays 1-9pm, and Wednesday nights 5-9pm.

New homes construction in West Michigan peaked in 2004 with 4,550 homes being built.  Between 2004 and 2009, our local home building industry fell 81% to a low of just 838 homes.  In 2015, there were 2,307 new homes built in Kent, Ottawa and Muskegon counties and the surrounding area.  This is a 7% increase over 2014, but we are still building at only half (51%) of pre-recession levels.  We believe that today’s market is at a healthy and sustainable level of new construction.  After years of stagnation, there are new subdivisions and building lots becoming available and the labor force is slowing improving.  Challenges remain, but things are definitely looking up for 2016!

Parade of Homes Award 2015 Fall

The home we built in Allendale and entered into the Parade of Homes won 4 awards last night at the Grand Rapids HBA Gala.  We took home “Best Curb Appeal,” “Best Floorplan,” “Best Interior Elements,” and “Best Kitchen.”  Thanks to all our trade contractor partners and employees, and also thanks to HBA for putting on a great parade!

Home Ownership Falls to 48-Year Low

US Census today reported that home ownership in the US dropped to 63.4%.  This is the lowest mark since 1967.  Average rate of home ownership over the past 50 years is 65.3% and the peak before the housing recession was 69.2%.  Rental home construction has risen sharply in recent years and single family home starts are rebounding, but not as quickly.  For West Michigan, in Grand Rapids, new apartment starts have doubled since last year.  So housing construction today is a mix of new single family homes and apartments, skewed more then usual to apartments.  I still believe that the American Dream is alive and well, but increases in student loan debt, vehicle costs, and general cost of living are delaying home purchases for young families.  Also, I think it is important to ask, if home ownership peaked right before the recession, what could happen after a home ownership bottom…?

The Lakeshore area west of Grand Rapids Michigan, which consists primarily Ottawa County, but also the Muskegon and Allegan  areas has had 590 new single family homes started so far in 2015.  Since opening our Holland office, we have been tracking this information on builders and new home starts.  This is good news for area builders, job seekers, and also home buyers because there is pretty low inventory of homes on the market right now.  Despite this growth, we are still only building about half the homes we were before the recession, so we shouldn’t necessarily expect the market to be overheated.
