We build year-round, but often talk with people who want to build in the spring.  If you’re in that camp, it’s a good time to start the planning process.  Often, the new home design process can take longer than some people realize.  Another aspect of the construction process is often securing the financing.  This can take a few weeks, too.  Plus we often have clients on our schedule already. Right now, however, you can lock in any spring start date you’d like and have plenty of time to work on the design and financing.  2015 is looking to be a great year, let’s start planning your new home now!

Housing starts in the US this past year continue to improve, even if they are still significantly below historical averages.  Builder confidence has recovered faster, but has taken a step back in December from 58 to 57.  There is a lot of room for growth in the home building industry as the chart above indicates.  Locally, here in Ludington, we are seeing moderate demand.  The housing stock is aging and demand for new homes should soon return to historical norms.  We had a good year at Maplewood Homes and we are expecting 2015 to be slightly better than 2014.

Today, we lay to rest a long-time friend, partner, and business colleague.   Mike Lulich, owner of Oceana Builders Supply in Shelby, passed away unexpectedly Thursday morning.  We have been working with Mike for nearly 20 years and are very saddened by his passing.  We have been through good times and bad times together as the building industry has gone up and has gone down.  Through it all, he was always a great resource and a true friend.  Today we honor and remember Mike for the great man that he was and send our heartfelt prayers to all his family.

We are proud to highlight 3 great new homes built by Maplewood Homes.  The first, Home #1, is located in Pentwater at 6094 Meadow View Lane.  We will also have a duplex in Scottville at 212 N Taylors Ct., which is Parade Home #3.  Finally, our new Model Home, which we are scrambling to complete by Friday, is Home #4.  This new home is one of the nicest Model Homes we’ve built and is located at 1173 N. Hillside Drive in Ludington.  KC Felt Construction is showcasing a great condo in Pentwater as home #2.  There aren’t as many homes as years past, but the homes in the parade are all nice and worth the time to come out and see.

Another Advantage of New Homes – No Lead Based Paint Worries

Learned some interesting stats on Lead Based Paint at my most recent Builder’s Continuing Education Class.

  • Lead-based paint was banned in 1978.
  • 24% of homes built between 1960 and 1978 contain lead based paint.
  • 69% of homes built between 1940 and 1959 contain lead based paint.
  • And 87% of all homes built before 1940 contain lead based paint.

Trusting Your Builder – Hard to Do, Essential for Success

One of the most important components of the new home construction process is the homeowner-builder relationship.  The foundation of that relationship is built on Trust.

It is essential to find a builder you can trust before entering into a construction agreement to build your home.  Do your research on the front end – investigate the builder’s product and look at homes they’ve built with the same critical eye you’d use on your own home.  Check references with past clients, but also check with building officials, the home builders association, real estate professionals, and financial institutions.  These people work with builders a lot and know who the reputable builders are in any town.

Once you know know you’re working with a reputable builder, one who cares about their reputation in the community,…Let Go.  Let go of the stress, the worry, and all the anxiety of the building process.  The reason you hired a builder was to have someone else deal with all the daily headaches of sub-contractors, material deliveries, building inspections, scheduling delays, etc.  Rest assured that things will go wrong, but that you have someone looking out for you in the process.

Having built nearly 200 homes, we’ve worked for all types of people.  Most of our homeowners have been wonderful, but we also have had a few clients who treated us as if we were somehow their adversary.  They expressed excessive worry over every detail and constantly questioned our work.   Don’t be afraid to ask questions or to be persistent in expressing your concerns if you feel they aren’t being addressed.  But, if you are able to approach every situation with the knowledge that your builder is doing their best to build you a great home, the process will be much more enjoyable for everyone – especially you!

Master Custom Builders Meet in Winter Park Florida

Our Builder 20 Club recently met in Winter Park, Florida.  Our biannual event brings together 20 home builders from around the county to discuss the home building business and help each other improve our companies.    This meeting was unique in that our host, Phil Kean – a Master Custom Builder 20-club member – was recently named the 2013 National Custom Home Builder of the year.  We toured several beautiful custom homes, many of which featured Phil’s renowned modern architecture.  Perhaps we could build a home like this in Ludington someday!
